VA IRRRL: The VA Streamline Refinance Explained

If you already have a VA loan and just want a lower rate or a lower payment, the VA IRRRL is often the fastest, cheapest way to get there. IRRRL stands for Interest Rate Reduction Refinance Loan — the VA's streamline refinance — and it skips much of the paperwork a normal refinance requires. As a broker licensed in Texas and Florida, here's how it works.

What is a VA IRRRL?

A VA IRRRL (streamline refinance) refinances an existing VA loan into a new VA loan with a lower rate or a move from an adjustable-rate mortgage to a fixed rate. Its whole purpose is speed and simplicity: in most cases there's no new appraisal, no income verification, and no new Certificate of Eligibility required.

Why the IRRRL is so streamlined

Because you already used your VA entitlement on the current loan, the VA lets you reuse it. That typically means:

  • No appraisal in most cases
  • No income or employment documentation in most cases
  • Limited credit review compared with a full refinance
  • A reduced VA funding fee (much lower than purchase or cash-out)

The trade-off: an IRRRL is rate-and-term only — you cannot take cash out (beyond a small amount for eligible energy-efficiency improvements). If you need equity, that's a VA cash-out refinance instead.

IRRRL requirements

  • You must be refinancing an existing VA loan
  • The refinance must produce a net tangible benefit — usually a lower rate/payment, or moving from an ARM to fixed
  • Seasoning — generally 6 consecutive payments and about 210 days from your first payment
  • The home must have been your primary residence (occupancy certification; current occupancy rules are more flexible than a purchase)

VA IRRRL vs VA cash-out refinance

  • IRRRL — lower rate/payment, no cash out, minimal docs, lower funding fee. Choose it when you just want to improve your existing VA loan.
  • Cash-out — pulls equity as cash, requires an appraisal and full underwriting, higher funding fee. Choose it when you need funds.
